The promoters of the SUP-4 development in Fuente del Baden, covered under the existing PGOU (General Plan), have had to cease construction and apply for a modification to the project, despite everything being administratively in order in March 2011 when building began.
The need to apply for a modification to the plan is the result of new technical reports by the Andalucian Water Agency relating to channel an existing stream in the area. This modification will cost the promoters another €780,000.
The SUP-4 project (SUP stands for Suelo Urbanizable Programado – Programmed Buildable Land – relating to the PGOU currently in force) envisages the eventual construction of 427 houses, a hotel, sports facilities and parks. The project covers an area of 170,961 square metres of land just below the A-7 highway in Fuente del Baden.
The current phase relates to urbanisation of the area, the setting up of the necessary infrastructure in preparation for the main part of the project. Once the modification to the plans is approved, work can resume, probably in September.
The infrastructure works, currently valued at around €3 million, could be completed in about one year, at which time it is expected to start construction of the first 20 of the planned 427 houses.
Once the infrastructure work is complete, the Council will officially take possession and will be responsible for maintenance of the area.
